Disney World® Rental Villas and Neighborhoods That Allow Rentals

Buying a villa near Walt Disney World can offer more than a place to stay while visiting Central Florida. For buyers who want a vacation home, second residence, or investment property, certain communities around Orlando are designed with short-term vacation rentals in mind.

The Orlando vacation-home market includes a wide selection of villas, townhomes, and single-family homes located within convenient driving distance of Walt Disney World Resort. Many of these properties feature private swimming pools, multiple bedrooms, resort-style amenities, and community facilities designed for vacation guests.

However, not every neighborhood near Disney World permits short-term rentals. Rental rules can depend on the property’s zoning, homeowners association or condominium documents, community restrictions, and local licensing requirements. Buyers should verify the rules for the specific property before purchasing.

Florida Vacation Rental Licensing

Florida treats many short-term vacation properties as licensed vacation rentals.

The Florida Department of Business and Professional Regulation explains that a vacation rental can include a condominium unit or an individually or collectively owned single-family home, townhouse, or other qualifying dwelling that is offered as transient lodging.

If an entire property is rented to guests for short stays, DBPR licensing requirements can apply. DBPR states that renting an entire unit more than three times in a calendar year for periods of less than 30 days, or holding the property out to the public as regularly rented transient lodging, generally falls within its vacation-rental licensing framework.

Florida also provides a searchable database of licensed vacation-rental addresses, which can be useful when researching an existing rental property.
